A proposed demolition of a parking garage at 1980 Ford Rd. in Cleveland’s University Circle area is already causing negative impacts in the area — and the garage hasn’t been razed yet. But officials at University Circle Inc. (UCI) which owns the 54-year-old garage are hoping that a new parking deck to be built in its place will help boost the neighborhood.

Lakewood, CASTO reveal hospital site plans
Details of a $90 million proposed development of the city-owned Lakewood Hospital site were announced today by Lakewood Mayor Meghan George. The plan and the terms of the city’s draft agreement with a development team led by Columbus-based CASTO Communities now go to City Council for its review and possible approval. If approved “soon,” city officials said construction could start by the end of this year.
Demolitions to start for Clinic’s largest building
Cleveland Clinic is requesting a demolition permit from the city to make way for the largest building ever to be constructed by the global health care system. The permit requested from the Cleveland Building and Housing Department would allow the Clinic to raze its Surgery Center and adjacent parking garage, at 2083 E. 89th St. at Carnegie Avenue.

Luxury car biz may park at Great Northern Mall
A Canadian luxury auto dealer hopes to consolidate its local dealerships, service center, Ohio offices and hundreds of jobs at a new $60 million development at Great Northern Mall in North Olmsted. While there’s still a few steps to go through before the project is a reality, the dealer has already acquired the property in this western Cleveland suburb necessary to carry it out, according to public records and sources familiar with the project.
Amazon back in the mix in Slavic Village
Amazon is reportedly pivoting to a new site for a distribution center on the southeast side of the city yet would remain in Slavic Village, according to two sources familiar with the project. The e-commerce giant will apparently be the anchor for a new warehouse development reported exclusively by NEOtrans on a 40-acre site that could grow further if additional properties around the fringes are added to it.

CWRU brings back South Campus project
A plan for adding 600 dormitory beds to the housing-constrained Case Western Reserve University (CWRU) campus is back after getting quarantined for two years by the pandemic. Two new dormitory buildings would be built on CWRU’s parking Lot 5, located at the intersection of Murray Hill and Adelbert roads in the South Residential Campus.
IMG Center hits the market
An aging but mostly full office building in downtown Cleveland has hit the market at the request of its court-appointed receiver. The 57-year-old IMG Building, 1360 E. 9th St., may be approaching the end of its nearly three-year-long foreclosure case in Cuyahoga County Common Pleas Court.

Next Ohio City high-rise in the works
Successful leasing of apartments at the INTRO mixed-use project is reportedly encouraging its developer to pursue a 15- to 16-story high-rise as its next phase of the Market Square development, across the street from the West Side Market. INTRO and its high-rise follow-on phase are part of the Market Square development led by Harbor Bay Real Estate Advisors LLC, based in the Chicago suburb of Northbrook.

ODOT Inner Belt plan gets city pushback
Yesterday, Cleveland’s City Planning Commission unanimously tabled a request by the Ohio Department of Transportation (ODOT) for consent to construct improvements to the Central Interchange, where Interstate 77 ends and connects with Interstate 90 in downtown Cleveland. The reason given was to have a “deeper conversation” with City Council which ultimately must vote on the consent request about how the project can right the wrongs of the past including using highways to divide minority neighborhoods from downtown.

Bridgeworks revised, spring start sought
Developers hope to start construction in spring of a high-rise in Cleveland’s Ohio City neighborhood despite missing out on a so-called megaprojects tax credit from the state earlier this month. The optimism is the result of a redesign of plans for Bridgeworks that would reduce the cost of the project by reducing the height of the building by 24 feet, virtually eliminating renovation costs while reshaping a proposed parking garage.

Ex-Lakewood Hospital site plan due in April
Lakewood Mayor Meghan George’s office revealed today that an agreement for the redevelopment of the city’s ex-hospital site is being finalized and could be announced in April. There has been significant progress in negotiations with the ex-hospital site developer — so much so that a conceptual plan and development agreement between the city and a developer, CASTO, could be submitted to the public and City Council for review in less than a month.

Local megaprojects win, miss TMUD awards
Today, the five-member Ohio Tax Credit Authority board awarded $100 million in tax credits to Transformational Mixed Use Developments (TMUD) to 13 applicant projects throughout Ohio. Of the 42 projects statewide and nine from Greater Cleveland that were submitted for credits, four received a total of $53 million in funding.

Flats apartment project wins BZA nod
A proposed renovation of two historic, decayed buildings in the Flats cleared another hurdle yesterday when Cleveland’s Board of Zoning Appeals (BZA) unanimously approved a variance from having to strictly adhere to parking requirements in the city’s building code.
