One of the impossible-to-ignore landmarks on Cleveland’s West
Side is the former Westinghouse plant which towers over the West
Shoreway near Edgewater Park. But the vacant monolith could
soon regain signs of life under a new owner with deep pockets
who wants to redevelop the property (Google).

One of the most visible properties on Cleveland’s West Side is the former Westinghouse plant, as it towers over the West Shoreway near Edgewater Park. And it’s now in the hands of an investor who intends to redevelop the historic property into a mix of uses including residential, hotel, restaurant and commercial. News of a pending sale was first reported by NEOtrans in July.

Paving for opportunity along a new corridor

A few days after the ribbon is cut at 2 p.m. Nov. 3 for the Ohio Department of Transportation’s (ODOT) new Opportunity Corridor Boulevard, the first traffic will enter the roadway and its parallel multi-purpose trail. That traffic will pass through 1,000 acres of what was a crowded, uneasy mix of neighborhoods and heavy industries until the 1970s. Today, it is a mostly peaceful setting that has gone back to nature.

It has been derisively dubbed The Forgotten Triangle. Its residential population and industrial workforce had all but vanished, leaving behind a mostly empty shell behind. And it got its triangular description due to the arrangement of its principal streets — Kinsman Avenue, Woodland Avenue and Woodhill Road.

Developer acquires lakefront industrial site for housing

A large property close to Edgewater Park and downtown Cleveland
sold yesterday to Property Advisors Group, a developer with a 45-
year history of investment in Greater Cleveland. The sale could offer
a new lakefront housing development and cause more real estate
dominos to fall in what has been an industrial area for more than

Some real estate developers join a parade already in progress. Others start the parade. Property Advisors Group (PAG) appears to be in the latter category with their acquisition yesterday of a large property at 8400 Lake Ave. on which it intends to build housing.

PAG is starting what some expect will be the arrival of more investors and more residential developments along and north of Lake Avenue, between Detroit Avenue and Clifton Boulevard. This is an area that hasn’t yet seen the kind of investment activity as Gordon Square to the east or the stability of the Edgewater neighborhood to the west.

Sherwin-Williams HQ construction materials start to arrive

With nearly three weeks to go before Sherwin-Williams (SHW) plans to hold a groundbreaking ceremony for its new global headquarters, construction materials began arriving today at the future HQ site in downtown Cleveland.

And that groundbreaking ceremony is scheduled two weeks before the coatings giant hopes to receive final approval from the City Planning Commission for its HQ plans. The ceremony will be held at 3 p.m. Nov. 16 on the so-called “Jacobs Lot” on the west side of Public Square.

The folks who desire to cover the Earth in their paints sure do seem eager to start covering nearly 7 acres of downtown Cleveland with their new HQ.

As long as the Cleveland Clinic Foundation and other local eds-and-meds employers keep adding jobs, new housing is going to keep getting added to nearby neighborhoods. Hough is one of those neighborhoods, and Chester Avenue is the street that is attracting much of the investment.

ing, said a city building department official. But no visible con-
struction work can apparently begin until a property transfer

For more than two months, an approved construction permit for the foundation of a high-rise apartment tower in downtown Cleveland has sat at the city’s Department of Building & Housing office, ready for the architect of record or general contractor to come pick it up.

Near-downtown bowling alley to become entertainment venue

In a neighborhood filled with old industrial buildings and ware-
houses, a cutting-edge entertainment complex called Euphoria
Restaurant & Oxygen Lounge is gradually opening up with new
uses and one old one — a bowling alley. The alley is open now
and the restaurant is under construction. The oxygen lounge will

A large, historic, two-level bowling alley that was once an industrial building has found new life with a new owner. Or at least a portion of it has found a new purpose and will provide something that Cleveland doesn’t apparently yet have.

Partners Christopher Brooks and Thomas Norris Jr. acquired the former Twin Lanes Bowling, 1820 E. 30th, in August under the name Euphoria Restaurant & Oxygen Lounge, LLC with a slightly different address — 1812 E. 30th. And with that new name, you know the old bowling alley is heading in a different direction. But not entirely.

Cleveland Clinic to massively expand its facilities

A “whale” in real estate terms is a new building of more than 500,000
square feet. The last one built in Cleveland was MetroHealth Health
System’s 700,000-square-foot, 11-story, $1 billion Glick Center, seen
here under construction in April 2020. If they added four more floors
and another 200,000+ square feet to it, it would equate size-wise
with what the Cleveland Clinic Foundation now has in mind for
its massive new Neurological Institute (KJP).

In a stunning surprise, the Cleveland Clinic Foundation is reportedly pursuing a major expansion of its previously announced proposal to build a new Neurological Institute. The new building was proposed to measure 400,000 square feet. Now, a source very close to the Clinic says the building will exceed 900,000 square feet and bring more than 1,000 new jobs to the global health care system’s main campus near University Circle.

West 25th transit plan to give development a lift

Looking north along West 25th Street from the intersection of Franklin
Boulevard in Cleveland’s Ohio City, the 25Connects plan would do
more than speed up bus service between downtown and Old Brooklyn.
It could also help energize high-density, mixed-use development called
Transit-Oriented Development that boosts transit ridership, walking
and biking thereby reducing car dependency as this conceptual design

City Planning Commission approval is expected tomorrow for a comprehensive plan to enhance public transportation service along the busy West 25th Street corridor between downtown Cleveland and the Old Brooklyn neighborhood.

The proposed 25Connects bus rapid transit project would speed up Greater Cleveland Regional Transit Authority (GCRTA) buses by 10-20 percent, tapping federal transit funds to redesign the street and create bus-only lanes similar to the HealthLine along Euclid Avenue. GCRTA is undertaking 25Connects with design assistance from Stantec Inc. of Edmonton, Canada and Seventh Hill LLC of Cleveland.

Investors putting big money into Glenville

that were acquired by an investor who is renovating them with

Denver and Cleveland investors acquired 20 Glenville apartment buildings with the intent of renovating them with affordable housing. The investors, Cardinal Housing Group and Salus Development, are committing $16.6 million to property acquisitions and rehabilitations, according to city of Cleveland and Cuyahoga County records.

Judge rules in favor of city, Little Italy development

A Cuyahoga County Common Pleas Court judge has ruled that two residents of Cleveland’s Little Italy neighborhood lacked the standing and evidence to sustain an appeal challenging the development of a nearby apartment building. Judge Michael J. Russo dismissed the lawsuit, allowing construction at the former Woodhill Supply, 1862 E. 123rd St., to restart.

Stark confirms nuCLEus project is ‘on hold’

Last year, Stark Enterprises was ready to build this scaled-down
version of nuCLEus featuring a 24-story office tower above a pe-
destal of retail and parking. But a Stark representative blamed
the pandemic and difficulties competing with Steelyard Commons
in attracting retail to downtown Cleveland (Stark).

A Stark Enterprises executive has confirmed the firm’s dramatic and ambitious nuCLEus development planned for downtown Cleveland is on hold.

The project was originally proposed in 2014 as a multi-structure, 2-million-square-foot, mixed-use development marked by a 54-story tower. Since, nuCLEus was shrunk twice to a single 24-story office tower atop a pedestal of parking and retail as Stark searched for a public subsidy to overcome Cleveland’s high construction costs and low rents.

CSU looks to double its on-campus housing

Avenue to more than double its on-campus housing options for a grow-

Growing enrollment at Cleveland State University may soon cause visible changes to downtown Cleveland’s landscape. According to two sources close to the university, CSU is in negotiations to acquire two large apartment properties that would allow it to more than double its inventory of on-campus student housing.

Ohio City Carriage Works mixed-use plan announced

Everything from a maker space to a tiny hotel to a speakeasy are planned
for the vacant Voss Industries plant on West 25th Street. Some parts of the
 complex are proposed to be demolished while other parts would be added.
The demolitions would create pedestrian laneways through the site, lined
with retail and restaurants as well as some strategically placed parking

New details have emerged about a significant adaptive re-use of the vacant Voss Industries plant, 2168 W. 25th St., in Cleveland’s Ohio City neighborhood that is proposed to see construction start in early 2022. As outlined in a real estate brokerage’s marketing piece, MRN Ltd.’s Carriage Works would deliver by the end of 2023 some very diverse uses that may overshadow the project’s 80-apartment residential component.
